Is a Power of Attorney valid if it is NOT notorized (in California)

For "transactions" that involve property valued less than $2000, is a power of attorney form valid when it isnt notarized? I know for real estate it would have to be. And if someone presents a Photocopy of a power of attorney, is that supposed to be considered valid? It seems too easy to change information (like names and signatures), you could doctor up a POA form pretty easily if all you had to do was present a photocopy of an original..--Answer1:http://www.kinseylaw.com/freestuff/persf...This site talks about power of attorney in California.
