hi all Foxtons estate agents charge 25 to sell a house ive signed the contract what should they charge

hi all i signed up with foxtons estate agents who charge 2.5% plus vat to sell my property....i instructed another agents who advised they charge 1% they told me this figure with out even bargaining i rang foxtons back they are not willing to budge what shall i do

      Answer2:It depends on whether the contract you signed said that you could use other estate agents as well. If it does then you can sign up with another one and you can favour them. However, if the contract states that you can only use Foxtons then unfortunately you are stuck with them.
      Answer3:You will have to stay with Foxtons. Have a look at the contract it should say that you can change after 3 months.You might find that as they are a big firm you might have more chance of them selling your property.
      Answer4:Depends if you think Foxtons can sell it quickly.When they get 2.5% perhaps they will make more effort to sell it than someone getting 1%.Look around and see which of the two sell more properties.Ask both how many houses they have sold in the last 3 months

Please read the terms of both agreements carefully to establish the basis on which both are being paid. I have provided a link to the National Association of Estate Agents Code of Conduct - Foxtons are a member (please read paragraph 2b) so that you can ascertain what the agent has to explain to you about when you are liable for their fees. The best situation is that you can run the contracts concurrently and if your second estate sells your property you only pay them even though you are still under contract to Foxtons.Best of luck.
